Inventory Is Down and Demand Is Leveling Out

With the inherently limited number of properties and consistently high demand, Concord regularly sees a boost in sale prices. In December 2022, 13 homes were sold, down from 18 homes the previous year. The sale-to-list percentage (how close the actual sale price was to the original list price) dipped to 99% in December, down from 100% at the same time in 2021. It is interesting to note that in Concord, of the 13 properties sold over the 31-day period in December, nearly 70% sold exactly at or below list price, indicating a shift in the market. Average Sale Price ↓Down 18% Average sale price is now at $1,417,348, down 18% from $1,718,778 in December 2021. When you price correctly from day one, you can maximize offers and ultimately sell for the highest possible price as quickly as possible.
